Introducing Your New Board and It’s Priorities, plus Budget Update

Dear Owners and Residents of Craigleith Shores Condominiums, 

 

This letter is from your new Board of Directors.

 

As your Board, we feel very strongly that communicating openly and directly with you on a regular basis (plus as required for special circumstances) must be one of our top priorities. 

 

We begin this commitment with this communique!

 

Your new slate of directors is as follows:

  • President: Steve Brown

  • Vice President: Bruce McCarrol

  • Secretary: Barb Weeden

  • Treasurer: Carlos Guio

  • Communications: Rob Bayley

 

As you probably know, we are facing many challenges and issues - both pressing and latent - that need our immediate attention, including the myriad of legitimate owner concerns and complaints that were tabled at the meeting held Saturday July 16, 2022. You can rest assured knowing that all that was voiced has been duly recorded, will be prioritized, and addressed.

 

We are very confident that given a little time to do our due diligence, we will resolve all the issues and concerns raised to everyone’s satisfaction in a timely manner.

 

What are some of these challenges we, as a community, are facing?

 

  • Our financials

  • Our pool

  • Our sprinkler system

  • Our landscaping

  • Our deck & tower project deficiencies

  • Our building’s general repairs

  • Our potential is not being fully realized – it's time for a change

 

To that end, the overarching goal of this board in the near term is to revitalize and renew our community, to enhance property value, and grow pride of ownership.

 

You’ve elected us all to be your representatives, and we come to you today with your revised budget for the next fiscal year. 

 

Inflation has driven up the costs of everything, from gas to lumber to paint to everything under the sun.  Our condominium fees have stayed extremely low despite a global pandemic, and it is our responsibility to tell you: we cannot continue to thrive or even survive as a community if our fees continue at this level.

 

Therefore, we must move forward with an increase, the details of which will be outlined in an email to all owners. Should you not receive this email, kindly contact us at bod@craigleithshores.ca. 

 

This decision was not easy, but when faced with a growing deficit and a long list of challenges to address, we strongly believe that you will understand our rationale to justify this new budget.

 

Our plan to this end, will be fiscally responsible, transparent, and sustainable for the long term all of which will require a higher level of oversight from the Board throughout. 

 

We will be creating an email address where you can feel free to send us any comments, questions, or concerns along the way.  We’re also preparing a dedicated website, craigleithshores.ca, which will further aid us in communicating to you openly and directly.

 

In closing, this Board is going to work very hard to EARN your trust and confidence over the weeks and months to come. We are committed to keeping you informed and appraised of all pertinent matters plus addressing all your legitimate concerns in a respectful and timely manner.

 

We are also certain that in a very short period owners and residents will begin to see and feel the positive results of a Board that is cohesive, engaged, and willing to work hard for the benefit of ALL owners and residents at Craigleith Shores.
